Two seller hacks when selling your home...
We are a top sales team at Meybohm Real Estate and want to share our knowledge and expertise with you. This week we have two easy hacks to improve the desirability of your home which will help sell your home for more money and faster.
The power of a paint color is often ignored. Your personal colors are just that… YOUR personal colors. Check this out …here is a recent room change color even the homeowners loved afterwards.
Did you see the change of presentation? When selling a home in any market, make all your colors universally pleasing to all buyers. We find Neutrals work best, like greys and beiges.
Our 2nd hack is really easy. Simply remove some of your heavy curtains oreven just those valance toppers; they block natural light and often they tend to look like a floating eye brow in a room … especially in a vacant home.
What an improvement of the presence of this gorgeous home by just removing some window coverings.
For more selling or buyer hacks give us a call or subscribe to our YOUTube channel Aiken HOMES Tea at Meybohm Real Estate. We want to be your CSRA real estate team whether selling or buying a home.

Home Buying Tip- Know what you are BUYING!
Did you know one of the most common home buying complaint we hear from buyers? Not knowing what they bought.
Automatically you think it’s the house or its condition… they should have hired a home inspector or done more inspections?
Nope, it’s the neighborhood or location. It’s just not the right fit for them. That can be a costly mistake.
We suggest you drive by the home and neighborhood several times at different times and days. Day time and nighttime. You can get a real good impression of the activity and feel of the community.
Drive your regular work commute at the time you will be going and where you do most of your shopping. What’s the traffic like or driving time? Check out the schools your children will be attending and that driving time too.
Don’t leave out your favorite places in town you like to go and hang out at. All of this is important when choosing the right home to buy.
We want you love your home and be happy with its location. Looking for real estate team that will guide you through the home buying process give us a call, we want to be your real estate team.

happen? Hi, I’m Brandi Cook at Meybohm Real Estate.
Imagine we are walking up the house, buyers are excited and
looking forward to seeing your home. We are at the front door and grab the key
to open the front door. What…. we are struggling now trying to unlock the door since
the key doesn’t fit or work properly.

Before your very first showing check your front door to make
sure it operates correctly and easily and having to jiggling the door doesn’t
count.

GET it FIXED, hire lock smith or contractor to get it done
right. Better yet install a new good-looking front door hardware and freshen up
that door. And a BONUS TIP…key all door
locks alike which makes showings even more of a positive experience.

As we head to winter months it’s important
to plan ahead and knock out some smart home protection and energy saving tips.
to plan ahead and knock out some smart home protection and energy saving tips.
1.
Caulk around windows
& doors and replace that old weather-stripping around doors. Warm air
can escape and cold air can enter your house around the cracks. Caulking also
helps with water penetration.

Cover your hot water
heater. You can buy a water heater blanket for around $20 at the hardware
store that will keep the tank from losing heat as quickly, saving you money.

On vacant homes we recommend
calling a licensed plumber to winterize your plumbing. When you ready turn the water back on, have a plumber do
this for you too. The last thing you want is to flood your home from a leaky or
busted pipe.
