7 Tips to Get Your Home Sold | Aiken, SC


Being REAL in this or any market is important. Buyers are pickier now than they were a year or two ago even with low inventory. They will buy the homes in the best condition or expect a larger [than you may want] reduction in value for items that need replacing or nearing the end of their life expectancy. Roofs are a big deal now with insurance companies. Many insurance companies are trending to require the roof to be no more than 10 years old. We may not agree but that is the facts.

 

Here are 7 tips to consider if you want to sell your home in the current market:

 

#1 Curb Appeal

A big regret we hear from sellers year after year is that they wish they started prepping their home for sale sooner.  Keep your home’s yard appeal up year-round this way you have little or no prep-work if selling.

 

#2 Disclose, Disclose, Disclose  

Share with your agent any known problems or deficiencies of the home if not obvious. Like age of roof, HVAC, plumbing, window conditions, structural damage etc. Your agent needs to know so they can price accordingly, especially if you are not planning on correcting them [home inspectors will most likely find them anyway]. 

 

#3 Price Right

Sellers should make sure to work with an agent in order to get their pricing right. If the market trends reduce your home or make needed improvements timely. Homes that are priced right and look their best are the ones that will beat out their competition while others linger on the market.

 

#4 Condition Matters

De-clutter, deep clean everything, remove old dated wall-paper nobody wants to do that, not even the buyers, no matter how great your price is.

 

#5 Neutral & Simple

Want your home to sell fast and for more money?  Painting a neutral, appealing color is the best investment you can make.

 

#6 Smells

Do what it takes to get rid of smells.  We do not mean put a floral plug-in to cover the animal, smoke, or mildew odors. Truly solve the problem.

 

#7 Marketing Matters

Meet with your entrusted Realtor(s) in advance of selling to discuss their marketing strategy and plan for getting your home market ready. Make sure they can advise and help guide you on how best to stage your home.  Experts advise sellers to have a 3-D home virtual tour, professional photos, and quality videos for online marketing, and a social media campaign. Your home will get more exposure to prospective buyers.
