Before your very first showing check your front door to make
sure it operates correctly and easily and having to jiggling the door doesn’t
count.

GET it FIXED, hire lock smith or contractor to get it done
right. Better yet install a new good-looking front door hardware and freshen up
that door.  And a BONUS TIP…key all door
locks alike which makes showings even more of a positive experience.

Six Winter Hacks to save money & protect your HOME!





As we head to winter months it’s important
to plan ahead and knock out some smart home protection and energy saving tips.

1.    
Caulk around windows
& doors and replace that old weather-stripping around doors.  Warm air
can escape and cold air can enter your house around the cracks. Caulking also
helps with water penetration.

2.    
Fireplaces should to
be cleaned, checked for safety and make sure the flue is operational.  Adding glass doors around your fireplace will
help with your energy bill.

3.    
Fix any HVAC ductwork
that is disconnected or has holes. 
You don’t want to be heating nor cooling the attic or
crawl space instead of your home’s interior.

4.    
Prior to freezing
weather close all your foundation vents and protect your outdoor plumbing with
insulated faucets covers. They are very inexpensive, in the $3- $8 range

5.    
Cover your hot water
heater. You can buy a water heater blanket for around $20 at the hardware
store that will keep the tank from losing heat as quickly, saving you money.

6.    
On vacant homes we recommend
calling a licensed plumber to winterize your plumbing.
When you ready turn the water back on, have a plumber do
this for you too. The last thing you want is to flood your home from a leaky or
busted pipe.

$50,000 Exemption - Real Estate Tax Savings for Homeowners in Aiken Coun...







Another big SC real estate tax savings in Aiken County is
called the Homestead Exemption.  Hi I am
Vikki Crossland of Meybohm Real Estate and this is my partner Brandi Cook.
This exemption saves you $50,000 off your fair market
value of your legal residence.   To
qualify for this exemption, you need to be of age 65 or older, or totally
disabled or legally blind and lived in SC for at least one year as of Dec. 31st,.
 You can obtain application at the county
Auditor’s office.


If you have served…certain military veterans that are
100% disabled that was service connected; as well as a surviving spouse, which
can include our law enforcement, firefighters and more, maybe exempt from
property taxes entirety. This application needs to be made through the SC Dept.
of Revenue. Search or Google the form called SC Property TAX Exemption
Application for Individuals.

Aiken County Real Estate Taxes



Are you NEW Homeowner? Or Even an existing homeowner in Aiken county…. you should have received one of these. An Aiken County Real Estate Tax bill for this year-2019.

Did you happen to SELL a property this year and get a tax bill for the property you SOLD? LUCKY YOU. YOU get to put that bill in an envelope, addressed to the new owners or you send it to the attorney who did your real estate settlement to make sure the new owners get that bill.

Welcome back to Real TRENDS and Tips for Homeowners, Sellers and Buyers. HI, I’m Vikki Crossland with Meybohm Real Estate and this is my real estate partner Brandi Cook. Aiken County real estate tax bills always come out in the late summer, early fall and if you live within the Aiken City limits you will receive a separate City tax bill notice from the City. If you have not received your bill, YOU need to check with the County and City Tax Assessor.

N. Augusta city has a separate city tax bill, which comes out at a little different time and is due in May.

Today… we want make sure you are taking advantage of all the options available to have the lowest real estate tax bill possible.
If you are SC residence and this is your primary residence make sure your bill reflects the 4% assessment rate NOT 6%. If you have not claimed your home as your legal residence your bill can be over 2 times higher. That’s a lot of money.

To obtain this lower rate you need to complete an application with the Aiken County Assessor and it must be filed before the end of this tax year. Do this immediately, to get the benefits of the 4% assessment and other potential tax savings.

Do not delay on this… even on a home assessed for $100,000 the savings could be over $1,000.

home looks its best during the fall-winter months when on the market for sale. Here
are some tips for the exterior of your home to keep it looking its best.

RAKE up those leaves and
keep your gutters clean.

Freshen up the mulch or pine
straw around the house and in flower beds, it provides a wonderful color
contrast this time of year.

Definitely trim back your
overgrown shrubs, vines or trees to show off your home’s architecture.  

Add pops of colors with fall Plants. 

Here’s some welcoming pansies,
snapdragons, mums, decorative kale and cabbages. You can plant them in pots by
your front door, porch, deck or even in flower beds.

We asked our team members to share the top 5 items not to forget to bring to closing.

#5 Don’t forget any special security codes and informational or warranty booklets a buyer may need to operate any special system your home offers.

#4 Sellers need to bring their garage door remotes, house keys and don’t forget the mail box key…this is forgotten at a lot of closings.

#3 If you need to bring MONEY to the closing it must be Certified FUNDS. NO personal checks. Normally payable to the closing attorney or you can arrange for transfer of funds wired in advance

#2 YOUR Picture ID …a driver’s license will work. Both buyers and sellers will need this.

#1 is the Most of important…. YOU! If you cannot attend YOU MUST make special arrangement well in advance closing attorney office.
